Raleigh Real Estate for August

There are so many articles in the news about the US housing market – is it up, down, sluggish?  How well it is doing certainly depends on the region.  In Raleigh alone, numbers are increasing each month and it’s projected to continue on that path.

Overall in the US, home prices have gone up about 13.5% since last year and 3% since last month.  In a real estate market where home sales were lagging and the number of active days on the market were lengthy, this is a GREAT sign we are in an improving and healthy market and prices are beginning to climb!

This Month in Real Estate – US

In Raleigh/Durham area, homes sales in the Triangle were up 34% in July 2013 compared to the year prior.  The Triangle is seeing improvements and buyers are definitely searching for homes in this area.  Raleigh was just rated #3 for the best place for Business and Careers in 2013!  

Here are some great facts for you to know about selling a home now:

  • Our population in RTP is on the rise – More buyers interested in this area, interest rates are historically low and there are more loan products available to buyers now
  • It’s a seller’s market in Raleigh – this means there is less than about 6 months of real estate inventory out there, the lowest since 1998
  • Days on market is ranging from about 90-100 days vs. 115 days in the past and 1 in 3 sellers in Raleigh are experiencing multiple offers
  • Listing price to SOLD price is closer than ever before

You can see from the graph below that Wake County median home prices are steadily rising.

The accolades are HUGE as Raleigh continues to be on many “best of” lists. As a North Carolina native extremely familiar with the RTP area, it has definitely become one of the best places to live, play, and raise a family.  I couldn’t imagine being anywhere else.  I have been in Raleigh for 26+ years and have seen the many changes to the city and the growth has been amazing.  Nestled in the heart of NC, Raleigh is 2 hours from the beach and 3 hours from the mountains.  Right smack dab in the middle for an easy drive no matter where you want to go.  There is tremendous growth in the Arts & Culture industry, restaurants, events, shopping, and not to mention, we are in the heart of ACC country and have some pretty fantastic college sports teams (Go Wolfpack!).
